Has the internet changed the game? Absolutely. Access to photos, market stats, property history (and more) is available to anyone who takes the time to do the research. And that’s great. Sellers, get educated about staging, de-cluttering, make those small repairs you’ve been putting off and learn what updates will improve your profits and reduce your days on market. Buyers, narrow down your “wants” and “needs” options, check your credit report, keep saving money & shop lenders. There’s also a lot of misinformation on the Internet that grossly oversimplifies the process and neglects to share the cautions, pitfalls and dangers of either going it alone or partnering with an agent who may not have the experience to guide you through a successful close OR tell you when to get away from a bad situation. I don’t know about you, but I’ve got a closet full of regrets that looked good in photos or in writing…. but turned out to be a costly disappointment.
